More commercial real estate is vacant. High rents, cam charges, tax are out of line with income and profits. There has been an increasing number of businesses for sale. We are seeing many stores close. Retail stores have been hit hard and we are now seeing a growing amount of service businesses shut their doors. Commercial defaults are seen in the crystal ball.

Cam charge is common area maintenance. It is the costs for the lawn to be mowed, the parking lot lighting, and all the other little things outside of the rented space that is split between the renters.

Not much as of yet. …
Not much as of yet. Rent prices are dropping. There are a few deals here and there but overall it’s kinda holding up. The better areas are holding, If things remain empty, who knows. Multi-family has dropped. Some have raised prices, getting ready for the bargain hunters. There is a good amount of industrial available and a few bank owned. I’ve noticed a small pickup in construction. Weird times ahead.

Commercial real estate collapse involves the same dynamic as the housing collapse which is at bottom a collapse of land speculation which is what all real estate run ups are about. Improvements in general do not increase in value, only land does and it is the expectation of the ongoing increase of land value that fueled both the commercial and housing market run ups. Boom and bust in real estate approximately every 18-20 years. Does anyone pay attention to what is out in plain sight?

The retailers need to find jobs that produce something of value, not sell stuff to people who kid themselves that they can afford it. IMHO.

Thank you!! Great updates! They never, ever lower the rent, homes or businesses, just leave them? It has been that way since I can remember here in ca.I do not get that part yet. Or, maybe I do, and this is better than a neutron bomb, no cleanup. hahah l,p
